In an awards ceremony on January 9th, The Utah Home Builders Association presented J2 Construction with the 2008 Green Build Award for the construction of eco-Terra Kayenta.  Eco-Terra Kayenta is a home, completed in 2008, for the Southern Utah Home Builders Association annual Parade of Homes.

The (Home) Show Must Go On!

Southern Utah Home Builders Association 2009 Parade of Homes

Even with the national real estate market in a slump, The SUHBA annual Parade of Homes is moving forward.  The tour of 26 homes will open on February 14th and continue through the 23rd.  The 26 homes that are scattered throughout the St. George area range in price from a modest $259,900 to a lofty price of $3,200,000.

When all the homes are averaged together, the price is approximately $1,062,000
for an average square footage of 3,985.

This year,  Kayenta’s entry falls just below the averaged size and price.  According to Matt Marten, principal designer for Gulch Design Group, Inc.  “We like to show a well design and appointed home that fits somewhere in the middle of what is being offered.  We know our customer and what resonates with them”.

Kayenta’s Parade of Homes entry is priced at  $775,000 for 3,232 square feet plus a large three car garage.  The home is located in the new Shinava Trail area where lots average about an acre in size.  “With generous lot sizes, Kayenta offers room to breath”, says Terry Marten the developer and visionary behind the community.

Built by J2 Construction in cooperation with Kayetna Development and Gulch Design Group, this home is a must see.  Althought this home was sold in November, while under construction, there are plans to offer similar properties in the same price range by February.

Every Cloud Has A Silver Lining:
Positive forces that make it a good time to build your dream

Gloomy economic news and reduced real estate  values have dominated the news in the final months of 2008.  But, with the New Year, 2009  may be the opportunity of a lifetime to change how or where you live.

While many communities, locally and nationally, built at a furious pace, based in an over heated speculative market, Kayenta maintained its high standards for sustainable moderate growth.  Kayenta also tends to attract those who choose to be a part of our community and enjoy their home for an indefinite period of time.Real estate speculators looking for a short-term investment or a quick “flip” are rare.

While the media focuses on the dark clouds hanging low over our economy, what is not getting much attention, right now, are  the positive aspects of our economy – here are some examples:

Extreamely Low Interest Rates
Mortgage Interest rates are at an all time low
(5.0 % on a 30 year fixed as of 12/18/08) and
Financial Institutions are lending. It's a great time to buy or build a home.

Bargain Building Costs
Building costs have been dramatically decreased in the past year. You can
now build your dream home for a fraction of the cost you could have two or three
years ago!

Rapid Construction Time
Time frame to build has also been reduced. You can have your home
built and ready to enjoy, within as little as 120 days.

Diversity Of Choices
Selection has never been better. Everyone knows it's now a Buyer's
Market and Sellers are pulling out all the stops to attract value
conscious buyers. The increased amount of homes and building lots on
the market gives buyers plenty of options to choose from.

There is no question we are in a different market from that two to
three years ago, it is also a fact that there are some very good
reasons why this could be the best market for buyers in a long time.

The Tradition Continues in Kayenta with Two Annual Events

As 2009 is upon us, Kayenta gears up for two remarkable annual events.  The Art In Kayetna Festival will celebrate ten years of fine art in our community.  As usual, this year’s event will be held in Kayenta’s Coyote Gulch Art Village.  Local, regional, and national artists will convene for the two-day event, which will be held over President’s Day weekend - February 14th and 15th.  Admission to the festival is free and everyone is welcome to enjoy food, art and entertainment.

Another event, scheduled to begin President’s Day weekend, is the Southern Utah Home Builders Association Parade of Homes.  This year, Kayenta will feature a newly constructed home built in the newest real estate offering Shinava Trail.  The Parade of Homes begins February 13th and will continue through the 22nd.
